ilke Homes launches its first modular houses for sale.

ilke Homes, a British modular homes business specialising in the latest off-site manufacturing techniques, has launched its first ever properties for sale at Keepmoat Homes’ Dominion development in Doncaster. The two houses, which are ready to move into now, include one home for open market sale and one affordable home.

The houses, which were installed in just a day after being transported from soon-to-be-opened ilke Homes factory in Harrogate, Yorkshire, are the first properties by ilke Homes to be installed on a housing development.

Set up to operate at scale to deliver desirable, affordable homes, ilke Homes began trading independently in October. The business’ plans to deliver up to 2,000 modular homes a year, in an effort to help solve the UK’s housing shortage.

The high-performance, sustainable properties at Dominion are airtight and highly insulated, costing 20% less to heat than traditionally built brand-new properties and over half that of an average UK home. Both homes are available for the same price as a traditionally built property.

Onsite preparation works and build manufacturing are undertaken simultaneously, so build programmes for ilke Homes can be completed in half the time of a traditional build. The business is able to scale up to produce six homes on site a day.

Precision manufacturing processes ensure durable, high-quality homes every time. Furthermore, ilke Homes will work with private developers, housing associations and local authorities to customise the homes to their individual specifications. This includes an option to upgrade to zero carbon homes standard with the addition of factory-installed photovoltaic panels, which can bring running costs down to less than one tenth of the average UK home.

The properties have flexible layouts with over 100 possible variations, from two-storey terraced houses to three-storey semi-detached properties, and blocks of flats of up to four storeys. The homes are mortgageable and tenure blind, being fully adaptable to both private market and housing association requirements for all forms of sale and rent. Homes are fully-approved by the National House Building Council (NHBC) and Build Offsite Property Assurance Scheme (BOPAS), and standard mortgage-ability is achieved through 10-year structural warranties from NHBC Buildmark or Building Life Plans, accepted by all major lenders.
